Fannie and Freddie will soon be offering 3% down payment options to first time home buyers. Good news is if I wait a few years I'll probably be able to pick up some cheap property during the crash.

As opposed to the wildly high 3.5% required now for an FHA. What a breakthrough! This will basically not expand the market for first time home buyers, at all.

We refinanced down to 3.25% in 2010.

I'm not sure why a first time buyer interest rate would precipitate some kind of 'crash'?
